Tenant's Obligations Clause

The Tenant agrees to keep the interior of the Property and all Landlord's fixtures, fittings, furniture, and effects listed in the inventory (if provided) in a clean and tenantable condition (allowing for fair wear and tear).

The Tenant is responsible for promptly undertaking minor day-to-day maintenance, including:

Replacing consumables such as light bulbs and batteries in smoke/heat/carbon monoxide detectors.

Regularly testing smoke/heat/carbon monoxide detectors and reporting any faults immediately to the Landlord.

Taking reasonable steps to clear blockages in sinks, baths, showers, toilets, and drains caused by the Tenant's use.

Taking reasonable precautions to prevent frost damage to pipes during cold weather, especially if leaving the Property vacant.

Reporting any defect, damage, or need for repair at the Property to the Landlord or their Agent promptly. The Tenant agrees to pay for the repair of any damage to the Property, its fixtures, fittings, or contents caused by the Tenant, their family, or visitors due to negligence, misuse, or breach of this agreement (fair wear and tear excepted).
